A relatively small, upscale neighbourhood situated in midtown Toronto that consists of about 900 homes. Thanks to its location, the residents of Chaplin Estates can enjoy easy access to excellent public and private schools, shops, parks, and recreational facilities. The subway is minutes away making this neighbourhood a choice location for people working downtown. The Eglinton Way shopping district is a fancy shopping area with high end fashion boutiques, gourmet food shops, professional offices and restaurants. Oriole Park Junior Public School servicing the area offers a highly regarded academic program and a broad range of co-curricular activities.

Chaplin Estates is one of the most sought-after neighbourhoods in Toronto because of its tree lined streets and easy access to the subway. Chaplin Estates is located east of Warren Road, west of Yonge Street, north of Chaplin Crescent, and south of Eglinton Avenue. The favourite high-end shopping districts are situated along Eglinton Avenue West. Even though most homes were built in the 1920s and ’30s, you can find ultra-modern facilities all around the area. Lots of large Tudor and Georgian two- and three-storey detached houses, situated on premium lots with private driveways, characterize this exclusive location. The majority of homes are perfect examples of 1920s and ’30s architecture with extensive interior renovations. The exteriors still retain their old-fashioned character, though.


The name of the wealthy location comes from the former owners of the area, the Chaplin family. William John Chaplin and his son, James D. Chaplin, had been landowners of this part of the city since 1860, when the district was still known as Eglinton. In 1913, they decided to register a plan for subdivision into a high-end residential neighbourhood. The developers insisted on many building restrictions and zoning bylaws that affected the process of sale of every single property in the area. Among these were the rules prohibiting the building of semi-detached houses or the application of stucco on more than half of any house. Nowadays, Chaplin Estates is one of the most exclusive areas in Toronto, which is reflected in the prices of its properties. Typical values for single-family, detached homes range from $1,000,000 to $3,500,000.

Eglinton Park

Only a few blocks west of the Eglinton Station and directly behind the modern North Toronto Community Centre and Arena lies a public park with two baseball diamonds, soccer fields, a splash pool, and a kids playground.


Oriole Park

The park at the south end of Chaplin Estates has undergone many improvements lately. Neshama Playground is now available to all children with or without disabilities. Residents of the neighbourhood can also enjoy new washrooms, a water park, tennis courts, and a baseball diamond. The Kay Gardner Beltline Trail is easily accessible from this park as well.

By car: It takes approximately fifteen minutes to get to downtown Toronto via Yonge Street or Avenue Road. Residents can access the Allen Expressway and the Don Valley Parkway in about fifteen minutes.

By bus: The bus stops on Yonge Street, Eglinton Avenue, Oriole Parkway, and Chaplin Crescent are easily accessible for all residents of the neighbourhood.

By subway: Davisville and Eglinton subway stations are within walking distance of every home in Chaplin Estates.
